Residential Alteration to 1900's Villa Stanley Pt Auckland 

Rotherdene: An existing Edwardian Villa in Stanley Point, Auckland.  The villa had been altered by way of a series of poor internal alterations over the course of the last century.

The design criteria was within the existing listed building envelope.  At the rear end of the property an existing lean to structure housed the previous kitchen, dining room [albeit housed within a series of separate rooms].  Btinteriors advised for new sub floor level to be dropped to gain additional stud height within kitchen /dining area with stepped connections to passage and living area 2 creating additional volume and interesting space planning.

An existing garage addition which incorporated approx. 1 vertical meter of living area 2 was relocated and original sub floor level re-instated with new joinery. 

Bathroom and kitchen design was documented to be sympathetic to existing villa proportions and details.  A matwell insert of carpet to living room with recycled solid timber surround was installed.











1960's Mission Bay: An existing 1960’s cedar clad double storey dwelling  by Architect Stanislaw Penski.

A sensitive internal alteration has been undertaken of the property, retaining inherent 1960’s detailing where possible and dispensing with a series of poor internal alterations that had been undertaken over the course of the past 20 years. Scope of work included removal of aluminium conservatory to top deck, in keeping with original 1965 planning elevations.  New bathroom and kitchen refurbishment & internal joinery.

Retaining walls for the property were part of the scope of work as the northern boundary of the site were not defined and ‘rolled’ onto a shared right of way (ROW) affording the client no privacy along with ‘unusable’ sloping land.  Extensive new hard landscaping creating a series of terraced levels and associated decks / walkways with soft landscaping design direction.











Working Style

The Menswear Retail Store - Working Style has been relocated to a new tenancy in The General Building, cnr Shortland St and O'Connell St.
The General Building is scheduled Category A of the District Plan and Category II of the New Zealand Historic Places Trust. 

Project scope includes: New bulkhead housing services & lighting, carrara marble flooring, bespoke brass fixtures, retrofitted cabinetry, bespoke 2400h black pc mirror.
